- Median home prices in Brevard County are hovering around the mid-$300,000 range. Recent reports show median sold prices between approximately $334,000–$350,000 depending on the source and timeframe.
- Inventory has increased significantly compared to the fast-paced market of 2021–2022, with over 8,000 active listings countywide. Buyers now have more options and more negotiating power.
- Homes are taking longer to sell. Median days on market are now averaging roughly 66–83 days in many areas of Brevard County, compared to the ultra-fast sales pace seen a few years ago.
- Price reductions are becoming more common, especially for homes that are overpriced or need updates. Redfin reports that more than 33% of listings recently experienced price drops.
- Well-priced homes in desirable areas are still moving quickly, especially waterfront, beachside, and move-in-ready properties. Some homes continue to receive strong offers when priced appropriately.
